Buyers calling about a listing often call two or three agents in a row. The one who answers, or replies first, tends to get the showing. If you are standing in someone’s kitchen, that is not you.
What it can and cannot do
It can say what the listing is, the bedrooms and bathrooms, the open house times, and ask if they are working with an agent. It can set up a showing request for you to confirm.
It should not negotiate, quote what a home will sell for, or make promises for you. Those stay with you.
Recording and disclosure
Rules on recording calls differ by state, and California requires everyone’s consent. Have the assistant say what it is and that the call may be recorded, and ask your broker if you are unsure.
