AI for real estate investors: how to find deals

Investors use AI to do the slow parts of dealmaking: sorting public records into a list of likely sellers, researching each owner, running first-pass comps, and following up with sellers who said “not now.” The deal still comes from a conversation and your judgment. AI gets you to more of those conversations.

Deals are a volume and follow-up game

Most investors know how to analyze a deal. What stalls them is the front end: finding enough owners who might sell, reaching them, and staying in touch long enough to catch the moment their situation changes.

That front end is repetitive, which makes it a good fit for software.

Where to begin

Start with the list. Pull public records in the area you buy: absentee owners, long-held properties, probate filings, tax delinquencies. Let the AI sort and research them so you only look at the strongest candidates.

Then fix follow-up, because the money is usually in the second and fifth contact, not the first.

Know the rules

Cold calling, texting and mailing sellers are regulated, and some states have rules for wholesalers and for contacting owners in distress. Learn the rules where you buy and talk to an attorney.

Picture this

Examples of what it can look like in a real estate investor. Illustrations, not clients.

Every morning you get ten properties from the county records, each with the owner, how long they have held it, and a draft letter. You approve five.

A seller said “call me in the spring” eight months ago. The system reminds you today with a note of what they said.

A tired landlord calls at 10 p.m. The assistant takes the address and situation, so you can call back first thing with context.

Questions

Can AI find me off-market deals?

It can build and sort lists from public records and help you reach the owners. Whether a deal exists still depends on the owner and the numbers.

Do I need to code?

No. The system is built for how you work, and you read and approve what it drafts.
