Our work · Commercial leasing in Los Angeles
Alex, a platform that takes a business from “here is what we need” to a lease
Alex matches a business to commercial space and carries it toward a signed lease. It sizes the space from what the business needs, ranks the whole market, prices the build-out that would make a near miss work, models the deal month by month, and lets two AI agents negotiate it inside limits each side sets.
How it works
- 1Say what you needOffices, desks, meeting rooms, budget, area. Alex sizes the space from real space standards, so nobody has to guess a square footage.
- 2See the whole market, rankedEvery listing comes back as fits, fits with a build-out, or near miss. A near miss shows what a build-out would cost to make it work.
- 3Design the spaceAdd or resize rooms on the floor plan and the cost re-prices live, at three finish levels: lean, standard and turnkey. Each comes with a printable estimate.
- 4Model the dealMonth-by-month cash flow over the term: rent increases, free months, the improvement allowance against the build-out, effective rent and the cash due at signing.
- 5Let the agents negotiateThe landlord sets private limits the tenant never sees. Each side gets an AI agent, they negotiate toward a deal and show every step. If there is no deal, it shows the exact gap.
- 6List a space in a minuteOwners paste rough notes, photos or a listing link, and Alex turns them into a clean listing to review and publish.
